Escrow fund release timing when flipping cars
Been flipping cars for about 3 years now and looking at using escrow more often for higher value deals. How predictable is the fund release once buyer confirms condition? I usually need to know when I'm getting paid so I can line up the next purchase. Anyone using AJ Brokers or similar for this?
I've used ajbrokers probably 8 times now as a seller. Usually once the buyer does their inspection and confirms everything matches the description, funds are released within that 10 day window. Pretty reliable in my experience
yeah the 10 day thing is standard but dont forget about bank processing time. i had one deal where the buyer confirmed on day 3 but my bank took another 4 days to actually show the funds available. so factor that in when ur planning

most buyers confirm within 3-5 days if the car matches description exactly. only had one guy take the full 10 and that was because he had to wait for his mechanic to fly back from vacation lol. You can check the status anytime on ajbrokers.com which is helpful
One thing I learned the hard way - make SURE your description is spot on. Had a buyer try to claim a minor scratch wasnt disclosed and it held up my funds for an extra week while they investigated. They eventually released them but it was stressful. Document everything with photos
I'm a mechanic and I've inspected probably a dozen cars that came through AJ Brokers for buyers. The sellers who get fast confirmations are the ones who are honest about condition. If you say minor wear on drivers seat and its actually torn, thats gonna delay things
@VinnyFlips if you need faster access to funds you can also ask the buyer to confirm earlier once they receive the car. Most reasonable people will do the inspection within 24-48 hrs if everything checks out. Just communicate that upfront
another tip is use a bank that processes wires same day. my credit union takes forever but when i switched to chase it was much faster. not ajbrokers fault, just how banks work
Had one situation where buyer was being difficult and claiming issues that werent there. I called undefined and the AJ Brokers team actually reviewed all my documentation and photos and sided with me. Funds released on day 11. Couldve been worse
Good to know they actually review disputes fairly. Thats my main concern with escrow is getting screwed by a picky buyer

The fees can add up tho especially on multiple deals per month. I think ajbrokers charges like 1-2% depending on vehicle value? Its not terrible but factor it into your margins

Does anyone know if the 10 day window starts from delivery or from when the buyer takes possession? I had a car sit at a transport terminal for 2 days once and wasnt sure if that counted
Pretty sure it starts when buyer physically receives it. You can email office@ajbrokers.com to confirm specific scenarios tho. Their support is decent about responding within a day
Correct it starts when buyer takes delivery. I always get a signed delivery receipt with date and time just to cover myself. Then I upload that to the ajbrokers portal so theres no confusion about when the clock started
One more thing - if youre flipping higher end stuff make sure title is clean and transferable. Had a client almost lose a deal because the seller didnt disclose a lien that wasnt released yet. AJ Brokers caught it during their title check which saved everyone a headache

you'll be fine man. just remember slow bank = slow money sometimes but thats not on the escrow company. overall its way smoother than dealing with sketchy buyers directly
